Registration number PRM/KA/RERA/1251/472/PR/311225/008368 sits with the Karnataka Real Estate Regulatory Authority, approved on 31 December 2025 and valid to 31 December 2031. You do not have to take that from us - the number is searchable on the Karnataka RERA portal and should be checked before any money moves.
Registration followed acknowledgement ACK/KA/RERA/1251/472/PR/281225/009894, dated 28 December 2025. Project approval carries 31 December 2025. One detail deserves attention more than the number itself: validity runs to 31 December 2031, which is the same date as proposed completion rather than earlier. Check that alignment on every project you shortlist. A registration that expires before handover leaves a buyer with no regulator to appeal to at exactly the moment they might need one.
Section 5 of the Real Estate (Regulation and Development) Act, 2016 is not decorative. The promoter must execute an agreement for sale under Rule 8A of the Karnataka rules and comply with Section 13. Seventy percent of amounts realised must sit in a separate escrow account under Section 4, drawn only against construction and land cost. Quarterly status updates go up within fifteen days of each quarter's end. Any clause in an allotment or possession letter that contradicts the Act is void from the outset, whatever the paperwork says.
Registration is one approval among many, and on its own it proves less than buyers assume. The Bangalore Development Authority sanctioned the building plan under 06/2025-26 on 16 May 2025, and the development plan under BDA/TPM/DLP-19/2924/2024-25 on 5 February 2025, with change of land use cleared under CLU-77/2519/2024-25. SEIAA Karnataka issued environmental clearance EC24C3801KA5787247N on 1 January 2025. The Karnataka State Pollution Control Board granted consent to establish CTE-346392 on 10 December 2024, valid to 9 December 2029.
Height and services clearances close the set. The Airports Authority of India issued NOC BIAL/SOUTH/B/071224/1114884 on 9 August 2024, valid to 8 August 2032, capping permissible top height at 974.8 m above mean sea level against a site level of 924.8 m. BSNL cleared height under DGM (CM) BGTD/NOC/2024-25/170 on 30 August 2024. BESCOM sanctioned 1,846 KVA on 17 March 2025. The Bettahalasooru Grama Panchayat issued its NOC on 15 July 2024.
Go to the Karnataka RERA portal, search the registration number, and read the project page directly. Quarterly updates appear there as the promoter files them, which gives you a running record rather than a marketing snapshot. Cross-check the promoter name - Sion Eden Developers Private Limited, CIN U68100KA2024PTC192093 - and the survey numbers against the sanctioned plan. Ten minutes of that beats an hour of any brochure, including ours.
Registration is a floor rather than a ceiling, and buyers routinely over-read it. It confirms the promoter has filed the required disclosures, committed to a completion date and accepted the escrow obligation. What it does not do is certify construction quality, guarantee the date will hold, or vouch for the specification. A registered project can still slip, and a registered promoter can still deliver poorly. What the registration gives you is recourse and a public record, which is meaningful and finite.
Quality assurance lives elsewhere in the paperwork. Structural stability for Seismic Zone II was certified by Optimal Consultancy Services on 16 May 2025, designed to IS 456-2000 with seismic design to IS 1893 (Part 1) 2016. Environmental conditions attach through the SEIAA clearance and require ongoing compliance reporting. Those are separate documents doing separate jobs, and a buyer relying on RERA alone has read one of four.
The most useful thing about registration is the obligation it creates afterwards. Quarterly status updates go up within fifteen days of each quarter's end, which means that by mid-2027 there will be six filings on record. Compare them in sequence rather than reading the latest in isolation. A programme that reports steady progress across six quarters is telling you something a brochure never can, and a programme that does not is telling you something too. Read them in order, and read the gaps between them.
