Knowing how to book an Embassy Eden villa matters more at this stage than at any later one, because at three homes an acre the plot you choose is the decision you cannot revisit. The scheme launched in December 2025 and construction began on 31 January 2026. Ninety-five homes exist and no more will be created. Early buyers are choosing position; later buyers are choosing from what remains.
Project approval carries 31 December 2025 and work started on 31 January 2026, with completion proposed for 31 December 2031. Reporting around the launch indicated pricing achieved above what had been anticipated, against a gross development value in the region of Rs 1,800 crore. That tells you the market moved quickly. It does not tell you to hurry - a Rs 25 crore decision deserves a site visit and a fortnight's thought, and anyone applying a countdown timer to it is selling rather than advising.
Step one is an expression of interest. It registers you against the inventory without committing you to a plot, and it is the point at which our team shares the cost sheet, the payment plan and the plot map showing what remains open. Plot selection follows, and that is where the real work sits. Corner plots, spine plots and cluster interiors each behave differently on price, aspect and privacy. Walk them before you rank them.
Step three is the booking amount, which secures the chosen plot. An agreement for sale then executes under Rule 8A of the Karnataka rules in compliance with Section 13 of the Real Estate (Regulation and Development) Act, 2016. Read it rather than skim it. Any clause contradicting the Act is void from the outset, but a clause you did not notice is still a clause you will live with.
Section 4 of the Act requires seventy percent of amounts realised to sit in a separate escrow account, drawn only against construction and land cost. Payments follow a construction-linked schedule rather than a time-linked one, so money moves as the building does. Registration number PRM/KA/RERA/1251/472/PR/311225/008368 runs to 31 December 2031, matching proposed completion. Quarterly progress updates are filed on the Karnataka RERA portal, giving you an independent record of whether the programme is holding.
Four things. Verify the registration on the Karnataka RERA portal yourself rather than accepting a screenshot. Read the sanctioned plan - BDA 06/2025-26 dated 16 May 2025 - against the plot you have chosen. Ask what 'or equivalent' means in the specification, in writing. And map the payment schedule against the December 2031 completion date so the cash flow is visible before you commit rather than after.

Four recur often enough to be worth naming. Choosing a plot from a drawing without walking it is the most expensive, because aspect, slope and the actual distance to a neighbour do not survive translation to paper. Skimming the agreement for sale is the second - clauses contradicting the Act are void, but clauses you did not read are still binding. Treating the headline as the final number is the third, since GST, stamp duty and registration attach separately. And rushing to a launch deadline is the fourth.
On that last point: a Rs 25 crore decision does not improve under time pressure. Any incentive genuinely available this week will, in our experience, be available next week too, and if it is not, the discount was never the reason to buy. Take the fortnight.
Position, and nothing else. The villa specification is identical across the scheme - same RCC frame, same finishes palette, same Villeroy & Boch or equivalent sanitaryware, same 7,000-9,000 sft band. What differs is which plot you hold: corner or interior, spine or cluster, which aspect the garden takes, and how the house sits against the six park pockets. At three homes an acre those differences compound daily across a twenty-year hold, and they are decided once, at the point of booking.
